Is This Coastal California Home Priced Right? How to Know Before You Make an Offer

When you find a home you love along the Orange County coast, one of the first questions is usually: Is it really worth the asking price?

In communities such as Dana Point, Laguna Beach, San Clemente and Newport Beach, answering that question isn't always as simple as looking at price per square foot.

Two homes located only a few streets apart can have dramatically different values because of ocean views, lot orientation, proximity to the beach, remodeling, neighborhood, HOA amenities, privacy and even which side of the street they're on.

Start With Recent Comparable Sales

We look closely at properties that have recently sold and compare their location, square footage, lot, condition, bedroom count, views and upgrades.

But closed sales tell us where the market has been.

We also want to know where it appears to be going.

That's why we pay attention to active listings, properties under contract, recent price reductions and how quickly comparable homes are selling.

Not All Ocean Views Are Equal

An unobstructed panoramic ocean view can command a very different premium than a small ocean peek.

Other considerations include sunset orientation, coastline views, Catalina Island views, harbor views and whether the view could potentially be affected by future construction or landscaping.

Condition Matters

A beautifully remodeled coastal home may deserve a significant premium over an original-condition property.

However, buyers should look beyond beautiful finishes.

We want to understand what's been done to the roof, plumbing, electrical systems, windows, drainage, foundation, HVAC and other major components, not simply the kitchen and bathrooms.

Asking Price Isn't Market Value

Sometimes sellers intentionally price aggressively to generate activity. Other times a property enters the market above what recent sales appear to support.

The right offer depends on much more than the asking price.
